Construction Project Manager - Bloomington, IN

We are actively hiring a Project Manager to support a Construction team in Bloomington, IN! Our client specializes in building and remodeling custom homes, and they are continuing to grow across the state. This Project Manager will be the primary point of contact for clients as the construction phase begins, setting the tone for planning, organization, and project structure. Strong communication and interpersonal skills are essential for success, as well as a solid understanding of technical construction work and the financial aspects of each project. Job Responsibilities
  • Oversee construction schedules and activities, and act as the main point of contact for clients during construction
  • Coordinate efforts across the entire project team, including architects, designers, engineers, subcontractors, and employees
  • Clearly define the scope of work and deliverables
  • Source and purchase materials, and handle all invoices related to managed projects
  • Ensure material needs are met for subcontractors and construction
  • Support research needed for construction, paperwork, or procedures required by subcontractors or clients
  • Initiate and provide direction over contracts and subcontracts
  • Manage costs to stay within budgets, and track and issue change orders as needed for client approval
  • Conduct regular site visits to oversee progress and offer support to the crew when needed
  • Hold bi-weekly meetings with Operations and other departments for status updates on new and current projects
  • Provide progress updates as needed regarding costs and timelines
  • Ensure work complies with all relevant building and safety codes
  • Select and manage subcontractor and supplier relationships
  • Conduct project debrief reviews to ensure continuous improvement for future jobs
  • Manage warranty items
  • Be available in case of emergencies during weekends or after normal work hours
  • Represent the company, ensuring a positive work environment for the team and a positive experience for the client

Job Requirements
  • 2+ years of Construction Project Manager experience
  • Experience with Custom Residential Construction
  • Experience with Critical Path Items
  • Experience with Budgets over $100,000+ (managing, tracking, invoicing, accounting, forecasting)
  • Experience with Construction software (currently using CoConstruct but will be changing soon)
  • Strong Communication (written and verbal) with emphasis on a positive Customer Experience
  • Strong motivation and ability to work independently in order to grow the business
Additional Preferred Experience
  • Understanding Cash Flow vs. Profitability within Construction
  • Degree in Engineering, Construction Management, or similar discipline
  • Experience with Project Management Lifecycle for Design Build Construction
  • Experience with Architectural Prints and Project Packages at the beginning of the project
  • Ability to accurately interpret Construction Contracts and execute accordingly
Work Environment
  • This person will sit out of the Bloomington office, but split time 50/50 between the office and field. Projects are taking place across Indiana, specifically in Central and Southern parts of the state.
  • Project Managers are expected to respond to clients over the weekend.
  • Work schedule is Monday to Friday, usually between 40-50 hours per week and a maximum of 55 hours per week.

Pay and Benefits

The pay range for this position is $70000.00 - $90000.00/hr.
